Why are we called 'Quijote Properties'?

Quijote is the Spanish spelling of Quixote. We have taken the name from the main character in the book ‘Don Quijote of La Mancha’ by Miguel de Cervantes, as he was a romantic dreamer with the noble quest of righting wrongs and dispelling injustice.

Q: What is the minimum Lease Term that is available?

A: Most Leases are for a period of 3, 5, 6 or 10 years; but we would consider a 12 month Lease, albeit at a higher Rent.

Q: What notice is required, should I not want to renew the Lease?

A: Six calendar months.

Q: What other charges are there, apart from the Rent?

A: Each Office on the Estate pays an ‘Estate Service Charge’, which is ‘per Office’ and not dependent upon the size of the building. This is an annual charge, and may change each year, depending upon the annual costs.

You also need to budget for Business Rates, Utilities, Insurance, Broadband, Telephone etc.

Q: What happens in a Leap Year? Do I pay an Extra Day's Rent?

A: Haha, This is a good question. There is usually NOT an extra day’s charge, unless your Lease ends during the Rental Quarter which includes February 29th.

Q: When is the Rent due?

A: Rent is always paid in advance. There will be an initial Rent, which will cover the period until the next Quarter Day. Rents are issued for the Quarter Day periods. It is recommended that cleared funds are in our Bank Account around 10 days before the Quarter Day.

Q: When are the Quarter Days?

A: March 25th, June 24th, September 29th & December 25th.

Q: Are you local, should I have to contact you?

A: Yes. We live 10 minutes away from the Offices, and are readily contactable. Should we be overseas, we have other local contacts who can address your needs.

Q: How much are Business Rates?

A: Business Rates are payable to Broxtowe Borough Council. Please visit Business Rates Finder to get an estimate of the Property Rateable Value by entering the Post Code NG16 3BF.
